Planning and Zoning Stats tell the tale of the Best House Values!

Plan on joining Michael at the Planning and Zoning meeting tonight at 5 pm, Village Hall.  It is always the 1sr Thursday of the month.  Michael as many of you know, is the Chairman for the Angel Fire Planning and Zoning Commission.  In talking to Michael about this year's look at permits for new builds and remodeling he offers the following stats:

"We have a total of 112 permits for the year.  12 were for new construction of single family homes, one has been for commercial construction and the rest have been for remodels/restorations of existing properties."

This clearly shows the trend for people not to build new, but use their dollars towards upgrading their current homes.  This tells buyers who are looking for a home in the area, to take a look at older homes who need TLC, as in the current market conditions, they are a much better value on price per square foot.

New construction in Angel Fire runs $200.00 per square foot!  Need I say more!

In Angel Fire, New Mexico there are several factors that  influeance how much rental income is generated on a property.  When you look at our real estate listngs on WWW.AngelFireNewMexico.US, condo properties that are witin a three block radius are key!  Vacation Renters do not like to have to travel and park at the ski slope if they can avoid it.  Walking distance is a very influential characteristic.  As we all know, "Location, location, location!"

Another factor to keep in mind when looking for rental property is how many beds or "heads" will it sleep.  We have found through the years that the more beds, the more rental.  So consider bunk beds as a way of maximizing the rental potential of a property.

To a lesser degree than the location and occupancy of the property, covered or uncovered parking is sometimes a consideration that will tip a vacationer to choose you over another comparable property.

Also influential is if the unit is on the third floor versus ground floor (less stairs).  A building elevator is also very helpful!

Should I rent out my Angel Fire Condo?

Michael and I are often asked, especially by potential owners, "Should I rent my property in Angel Fire to Vacation Renters when I'm not using it?" The answer is often up to the personal preferences and how the individual feels about having other people in their home and using their personal possessions. If that is not an issue, then we most often answer, "Yes!"

We manage over 100 houses and condos in Angel Fire (http://www.resortpropertiesofangelfire.com/), and while this is not a year round Resort (yet) there is enough demand for Vacation Rentals in Angel Fire, that renting to Vacationers generate nice income. However, the income generated by our rental properties for individual owners, is not a way for the property to pay for itself! It will generally produce enough income to cover taxes, insurance, utilities, Association Dues, Resort Memberships and the like.

Angel Fire condo studios gross about $5500.00 per year, while a three bedroom Angel Fire condo would gross $14,000. In the world of Angel Fire Vacation Rentals, bigger is better. Or as we say, "the more beds for heads the better!"

HOUSELOGIC: Tax Credits for Installing Biomass Stoves

Claim Your Tax Credit:
To encourage homeowners to make energy-efficiency upgrades, Uncle Sam is offering a tax credit worth up to $1,500 on eligible improvements. Biomass stoves used to provide heat or heat water and that have a thermal efficiency rating of at least 75% qualify. You can claim the credit for purchasing a stove for your primary residence during 2009 or 2010, whichever year it was installed. The credit is based on 30% of the total cost of the stove. If you don’t max out the credit on a stove, you can apply the remainder to other energy upgrades like replacing your roof or adding insulation.

Our architectural style is more toward the chalet style with a touch of southwest flair.
We do see some stucco, as in a traditional Hacienda look, but they are the exception rather
than the rule!

wood beams and stone. Cedar siding and log siding is also a very popular look.

As you are looking at lots, be sure to keep in mind that a recently passed regulation

Real Estate News

Real Estate in the News!  Under the "New Health Care Bill" - did you know that all real estate transactions after 2012 will be subject to a 3.8% Sales Tax?  The bulk of these new taxes don't kick in until 2013.  If you sell your $400,000 home, there will be a $15,200 tax.  This bill will definitely impact the retiring generation who often downsize their homes.

FALL COLORS IN ANGEL FIRE

As you can see above, fall colors are in full swing in Angel Fire and so is the Real Estate Market!  There has been significant increase in showings and sales in the last three months.  Properties seem to be selling for 12% less than asking price, which is phenomonal in this economy...Ahh the beauty of owning in a Resort Area.
