However, November 2013’s reported median price of $175,000 is higher than October 2013’s median ($171,450) and the median reported in November 2011 ($160,000) and November 2012 ($169,894).</span></div>

<span style="color: black;">“Our latest reports indicate New Mexico’s housing market is continuing to improve. The rise in median prices is partly the result of lower inventory and partly due to fewer distressed property sales,” according to Cathy Colvin, 2013 RANM President. “Year to date sales numbers and median price are both encouraging and predict the 2013 housing market will show an increase in activity and prices over 2012</span><span>. National prognosticators predict the 2014 housing market will show a slower upward pace than this year. As New Mexico nearly always lags behind national market trends, and does not experience the extreme highs and lows of many areas, while we hope for continued improvement, it is really a wait and see game for the housing market of 2014.</span><span style="color: black;">”</span></div>

Steven Anaya, RANM CEO, said to keep in mind that all real estate is local with sales and prices that can vary throughout the state and within the same community. “Roughly half of the reporting counties in New Mexico showed an increase in sales for November 2013 over last year, and half showed a decrease. The same is true for median prices. Economic factors vary throughout the state, which also figure in to the housing market, and RANM’s individual county numbers reflect these conditions. Overall, we are pleased with home sales in the state and the fact that 2013 will mark the best numbers we’ve seen in six years”.</span><span></span></div>

Steven Anaya, RANM CEO, shares NAR’s latest news, “</span><span>If the government defaults on its debts, the likely consequence for home buyers that will soon emerge is skyrocketing borrowing costs. The housing market is highly sensitive to changes in interest rates. Nationally NAR estimates a 1% increase in mortgage rates would result in a negative impact of 350,000 to 450,000 sales.”</span><span style="font-size: 12pt;"></span></div>

time period in 2012. 9,451 sales have been reported January through July 2013;
8,473 sales were reported for same time period in 2012.</span></div>

In April of 2012, 1,273 sales were reported and in April of 2011, there were 1,110 reported sales. 2013 year to date sales are nearly 10% more than 2012 and over 20% more than 2011 numbers. Homes are selling at a faster pace than previous years which is good news for sellers.</span></div>

reported in the first quarter of 2013. This tops the 2012 number of 3,018. 19
reporting counties showed an increase in sales numbers this year over last.
1,272 New Mexico sales were reported in March 2013, a 3.7% increase over the
number of March 2012 sales.</span></div>

2013 March median was $172,000. While this number is just over 8% higher than
the median for March 2012, county-by-county numbers show nearly as many counties
reporting decreases as those reporting increases. Median price indicates half
the properties sold for more and half for less.</span></div>

age of inventory at 98 days, a 9.26 percent drop from the previous
month. </span></div>

Spring is finally here in Angel Fire, New Mexico. The Ski hill is closed for the season and the prairie dogs are out of the ground! Like everywhere, spring is early this year.<br />

The selling season has started early in Angel Fire and Taos, as well. There has been great real estate activity this month! If you have followed my earlier blogs, you can see that our average prices, compared to last year have inched up. <br />
<br />
Vacation Rentals were only down a little under five percent this ski season! We feel very lucky that it wasn't worse, when you consider the factors of the economy and rising gas prices.<br />
<br />
There will be a new restaurant opening in July at the Village Center, where Yu Garden used to be located. It will be called "The Pub and Grub" and features freshly prepared cuisine, as opposed to the pre packaged food items so many restaurants use on their menus. We all like to have a special dinner, especially, when you are on a vacation. Exploring the local restaurants is just as much fun as going skiing or golfing to many vacationers! I know my husband, Michael Stille and I love to find new places to eat!<br />
<br />We recommend two restaurants for Fine Dining in Angel Fire. The Angel Fire Resort Country Club and Roasted Clove are our two favorites! <br />

Check out Roasted Clove's Menu at <a href="http://www.roastedclove.com/menu">http://www.roastedclove.com/menu</a>. Chef Tom Bowles is a master at "New Mexicanizing" a favorite entree! My favorite is the Southwest Shrimp dish!<br />

Here is the menu for the Country Club Restaurant at <a href="http://www.angelfireresort.com/wp-content/uploads/2011/10/Fine_Dining_Menu.pdf" target="_blank">Country Club Dinner Menu</a>. Chef Mattias is always coming up with some new dish, and is great at food pairings that you wouldn't have thought to put together. I dearly miss his Pea Soup with Lobster! My favorite dish there is the Salmon with Risotto and Baby Artichokes.<br />

Both venues are very accommodating for guests who have special dietary needs. I am a Vegan and my Husband is Dairy Allergic and we have yet to reieve an "Off" meal!<br />
